Developers Bet Big on Yonkers: Thousands of Homes Set to Transform the City!

This fall, leasing begins for Hudson Piers, a massive new development along the Yonkers waterfront.

Yonkers, once known mainly as a blue-collar town, is now growing into a popular destination for renters, attracting attention from major developers.

Hudson Piers, a project by Extell, the developers behind iconic Manhattan buildings like One57, will consist of six buildings in total.

The first two buildings set for leasing will offer 369 apartments and around 10,000 square feet of retail space on the ground floor.

Rent for these modern apartments starts at $2,500 a month for a studio, and three-bedroom units go up to $4,950 a month.

According to Moshe Botnick, senior vice president at Extell, Yonkers is on the rise and could soon be seen as New York’s next borough.

He points to the city’s efforts to create a modern, livable downtown, especially along the waterfront.

Hudson Piers will be part of this transformation, offering residents direct access to a 1.5-mile waterfront promenade, which will be open to the public.

Yonkers’ growth is not limited to Hudson Piers. AMS Acquisitions is another developer investing in the area, with several projects already completed and more on the way.

One of their key developments is the Trolley Lofts, located at 92 Main Street in the Getty Square area. The Trolley Lofts feature 40 high-ceilinged apartments starting at $2,850 for a studio.

AMS is also working on the Chicken Island development, which will add 2,000 apartments to the market by 2025.

Yonkers is also rich in history. The Trolley Lofts, for example, is a renovated trolley barn from 1903, listed on the National Register of Historic Places.

The nearby Beaux-Arts Yonkers Station, designed by the same architects who created Grand Central Terminal, was recently restored and offers a 30-minute train ride into Manhattan.

This has become a major selling point for people who want the best of both worlds—peaceful waterfront living with easy access to the city.

As Yonkers continues to develop, it is also becoming a hub for arts and culture. New art galleries and programming have popped up downtown, and there’s even a weekly farmers’ market at the historic Philipse Manor Hall.

These attractions, along with the city’s commitment to expanding retail and business, are making Yonkers an even more appealing place to live.

The Hudson Piers development is designed to offer a luxurious living experience. Indoor amenities include 24-hour concierge service, fitness centers, private screening rooms, and business centers.
